What this job involves
We are currently seeking a dynamic individual for the role of Assistant Property Manager to join our team:
Location:Guaynabo, Puerto Rico.Work schedule: Monday to Friday, 8:00 am to 5:00 pm.Work model: On site.Contract Type: Indefinite-term.
This position is responsible for providing support to the Property Manager(s) in all areas of management for the assigned properties to include maintenance, tenant relations, collections, monthly reporting, annual budgeting, risk management, property improvements, preparation of contracts, collection of certificates of insurance, sales collection and accounts payables. The APM must possess strong organizational skills and be able to manage multiple priorities at one time.What is your day to day?Assist the Property Manager in overseeing day-to-day operations and maintenance of assigned properties in Puerto Rico, including rent collection, vendor management, property inspections, and tenant relations.
Respond promptly and professionally to tenant inquiries, concerns, and requests, ensuring their satisfaction and resolving issues effectively.
Coordinate and schedule property maintenance and repairs, ensuring timely completion and adherence to quality standards.
Assist with drafting and negotiating lease agreements, renewals, and terminations, ensuring compliance with contractual obligations and legal requirements.
Conduct regular property inspections to identify necessary repairs, maintenance needs, or safety concerns, and initiate appropriate actions to address them.
Assist in the preparation of property financial reports, including budgeting, expense tracking, and financial analysis.
Coordinate marketing and leasing activities for vacancies, including property showings, applicant screenings, and lease signings.
Ensure compliance with property management policies, procedures, and legal requirements.
Collaborate with cross-functional teams, including property owners, vendors, and contractors, to support overall property performance and customer satisfaction.
Stay informed about Puerto Rican real estate industry trends, market dynamics, and regulatory changes.Required:
Bachelor's degree in Real Estate, Business Administration, or a related field.
2-4 years of experience in property management, preferably in Puerto Rico.
Fluency in English and Spanish.
Valid driver's license.Preferred:
Relevant certifications or coursework in property management.
Strong understanding of Puerto Rican real estate laws, regulations, and market dynamics.
Proficiency in financial modeling, investment analysis, and valuation techniques.Desired skills:
Strong organizational and time management skills, with the ability to prioritize tasks and manage multiple responsibilities simultaneously.
Excellent communication and interpersonal skills, with the ability to build relationships with tenants, vendors, and team members.
Proficiency in property management software and Microsoft Office Suite.
Detail-oriented mindset with the ability to analyze and interpret data.
Team player with a proactive and positive attitude.
