JOB REQUIREMENTS: Previous experience required Inspects and analyzes equipment and diagnoses trouble or malfunctions and makes necessary adjustments to minimize service interruptions and equipment downtime Provides input to the planning of equipment system maintenance to minimize service interruptions and equipment downtime through reliability centered maintenance practices Executing a wide variety of maintenance and repair work in relation to the installation, maintenance, and repairs of chillers, HVAC equipment, and building equipment and infrastructure in general. May oversee the execution of daily operations and maintenance activities performed by JLL and/or contract personnel. Provide guidance and mentoring, as needed, to ensure personnel perform the tasks required in a complete and accurate manner and delivered with outstanding customer service. Performs a wide variety of complex operating procedures to ensure the proper operation of emergency generator operation, fire suppression equipment, and others. Conducts scheduled tours of the Building Automation system and, chiller plant to include cooling towers, emergency generator rooms; main switchgear rooms, air handling machine rooms as well as steam stations/traps and condensate return systems. Completes tours and watches according to predetermined schedules and reports status. During after hour\'s shifts, responds to all emergencies and takes appropriate action to identify problems and take corrective actions without compromising watch duties. Calls on duty mechanics for assistance and or utilizes emergency call list when necessary. Will maintain all engineering/electrical spaces in a clean and neat manner at all times. Review executed work orders, logs, forms, and related documentation on a daily basis to help ensure they are complete, current, and reflect the tasks as performed, and are appropriated filed in the CMMS, or other required system. Ensure all safety, environmental, and site standards are strictly adhered to within the facility by both JLL and any JLL vendors performing work. Ensures compliance with OSHA regulations, all applicable building codes and JLL policies and procedures. Physical Requirements/Work Environment: Able to regularly lift items up to 20 lbs; frequently lift up to 50 lbs Physically able to operate electric hand tools, work on a ladder up to 28\', carry tools, lift and carry heavy loads, operate required equipment, and operate a motor vehicle. Able to work in close places such as closets, crawl spaces, attics, vaults, etc. Able to work on roofs of buildings able to safely perform overhead work while standing on a ladder. Desired Qualification/Requirements: Perform routine maintenance, such as inspecting drives, motors, or belts, checking fluid levels, replacing filters, or doing other preventive maintenance actions. Inspect, operate, or test machinery or equipment to diagnose machine malfunctions. Adjust functional parts of devices or control instruments, using hand tools, levels, plumb bobs, or straightedges. Repair machines, equipment, or structures, using tools such as hammers, hoists, saws, drills, wrenches, or equipment such as precision measuring instruments or electrical or electronic testing devices. Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary. Assemble, install, or repair wiring, electrical or electronic components, pipe systems, plumbing, machinery, or equipment. Clean or lubricate shafts, bearings, gears, or other parts of machinery. Estimate costs to repair machinery, equipment, or building structures. Align and balance new equipment after installation. Record type and cost of maintenance or repair work.
