Supervises staff and/or Subcontractors of plant maintenance and ensure safely perform all Janitorial service, Preventative and Corrective maintenance service and repairs in the areas of HVAC, electrical, plumbing, carpentry, painting, and equipment servicing plant. Troubleshoot, maintain, and perform repairs on industrial production and facilities equipment and controls and various other mechanical, electrical, and building systems in such manner as to ensure optimal customer relations.
Essential Functions:
Primary focus on optimization and Repairs & Maintenance in the Plant via Sub Contractor or self-perform
Responds to customer’s needs in a quick and professional manner
Plans master schedule of maintenance and repair for the facility.
Sets work priorities and objectives and assures to meet or exceed expectations.
Oversees ABM and customer subcontractors and vendors
Oversee or participate in site projects development & executions as assigned
Oversee Janitorial staff and execution to Scope of Work
Administers and communicates to subordinates/subcontractors, ABM and customer’s policies and procedures.
Communicates to Account Director any information affecting or having the potential to affect customer relations or employee relations.
Ensures safe work practices and work environment.
Ensures all Safety training and work practice training is completed in accordance to site & ABM requirements
Prepares and submits records and reports as per customer requirement
Report weekly on financials, expenses, OOS,
Report on Monthly Governance utilizing set KPI’s and projects update
Prepare and attend weekly Operational meetings –reporting on Execution or rescheduled work , roadblocks , sub-contractor performance issues
Develop equipment specific safety programs in collaboration with customer and ABM EH&S
Execute work order CMMS systems, review & modify tasks, schedules, and equipment information; Run KPI and other management reports from CMMS
Prepare facility maintenance budgets, CapEx budget and perform financial analysis
Maintains accurate financials and ensure cost controls are adequate
Performs bi-weekly financial reviews and reports
Provide quotes, proposals and obtain client approvals utilizing systems
Attends Leadership meetings and present site information
Ensure all PM’s review is completed to optimize performance of equipment
Utilize system to capture data for capital plans
Oversee and ensure critical parts inventory on site
Participate in client audits as requested
Ensure all legal plant Inspections are performed, documented, retain and provide copies to client
Ensure all safety protocols and procedures are met and report violations
Ensure all site and ABM training is completed within target dates
Ensure all Sub-Contractor complete all ABM and site training requirements
Qualifications:
Preferred BS degree in business or Mechinical Engineering but not required. or equivalent experience,
10 years’ experience in similar industrial plant and office environment
Extensive knowledge of the methods, practices, techniques, tools, equipment, and materials, used in general building maintenance and repair.
Considerable knowledge of the principles and practices of supervision.
Ability to communicate effectively both orally and in writing.
Ability to read and understand plans and blueprints
Preferred experience in large manufacturing / production environment or heavy industrial systems
