ABM Industries Maintenance Technician in Portsmouth, New Hampshire

Overview

Compensation: $45,000-$70,000 annual salary (US Dollars)

The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant’s education, experience, skills, abilities, geographic location, and alignment with market data. You may be eligible to participate in a Company incentive or bonus program

Job Duties:

  1. Tasks include, but not limited to: installation of door hardware, plumbing fixtures, paint/patch, lock repairs, furniture repairs, first response and general assessment of HVAC and Electrical issues.

  2. Monitors and adjusts building automation systems.

  3. Monitors work done by outside contractors for adherence to National Electrical Code Requirements and reports back to supervisor.

  4. Researches, purchases and inventories equipment parts, chemicals and supplies.

  5. Responds to routine and emergency calls for repairs and service.

  6. Assists and serves as back up to other Facilities employees.

  7. Trains and directs the work of other classified staff in the area.

  8. Assists in the writing of specifications for repairs and new construction.

  9. Maintains appropriate service and repair records; documents information in an on-line computerized maintenance management system (CMMS).

  10. Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes.

11.Completes permitting process as needed, per local authority having jurisdiction (AHJ).

Essential Job Functions/Qualifications:

  1. Use graphic instructions such as schematic drawings, layouts, or other visual aids.

  2. Estimate labor or material costs/amounts from blueprints or work plans.

  3. Exercise independent thought and action within the scope of specific assignments.

  4. Comprehend and make inferences from written materials.

  5. Measure distances with a tape measure or other measuring device.

  6. Make precise arm-hand positioning movements (i.e., operates an electric hand drill).

  7. Lift arms above shoulder level to work in ceiling areas.

  8. Work in small, cramped areas such as crawl spaces, equipment enclosures, closets, etc.

  9. Climb ladders or steps to reach work areas; work at heights greater than ten feet.

10.Remain in a standing position for extended periods of time.

  1. Work in a variety of weather conditions with exposure to the outdoor elements.

  2. Move heavy objects (50 pounds or more) long distances (more than 20 feet).

  3. Must observe all safety protocols for both ABM and client requirements.

14.Routinely review safety protocols and participate in new developments.

  1. Must maintain 100% compliance with safety and trade training.

  2. Monitor & compare data to determine compliance with operating or safety standards.

  3. Work safely without presenting a direct threat to self or others.

18.Ability to maintain good working relations with staff, client, building tenants, and public.

  1. Make decisions and coordinate work based on information given by the customer.

20.Communicate orally and in writing in the English language, express ideas on technical problems clearly and concisely with the management or the client.

Additional Requirements:

  1. Position may require the performance of other essential and marginal functions depending upon work location, assignment, or shift.

  2. Position may require working irregular hours, shifts, weekends, and holidays.

  3. Must possess a valid driver’s license and have an acceptable driving record. Position may require driving company or client-owned automobiles and/or powered industrial trucks Classes I-V. Must be physically capable of operating the vehicles safely.

Work Environment:

  1. General office and shop, as well as, exterior/outside environment

  2. Biopharmaceutical production environment (clean rooms, labs, etc.)

  3. Possibility of exposure to Boiler and Chiller Operations environment

Organizational Relationships:

Reports to the Facilities Manager but will interact with peers and the client on a daily basis.
